Builder Warranty Inspection

An 11 month Builder Warranty Inspection is essentially a typical standard home inspection done in the 11thmonth of occupancy of a new home, that makes observations of the visible and apparent condition of the home including the structure and all the major systems and components of the home, but it also looks for some of the more minor issues unique to new homes. The inspection should be conducted during the 11th month of your occupancy and prior to the expiration of the builder’s warranty, which most builders offer for a 1 year period. It certainly is wise and you will benefit greatly in several ways when you decide to have an 11 month warranty inspection.

Builders tend to be more cooperative and receptive to repairing items if they are listed on a certified home inspector’s report. As a new home owner within the 1st year, you have every right to expect your home to be free of defects and problems due to improper installation and material failures. The warranty document the builder provides sometimes is difficult to interpret. Stress-Less Home Inspectors is familiar with and understands the terms, parameters, standards and tolerances of materials as described in these documents.

After a certified inspector thoroughly examines your home, you will receive a comprehensive report, complete with photos and listed defects. It will be in a format that you can submit notice to your builder for realistic repair requests of the existing issues, prior to the expiration of the warranty. The report will help hold the builder and its subcontractors accountable and streamline the repair process. Please don’t attempt to perform the 11 month warranty inspection yourself or just allow you builder to do it for you. You need a professional 3rd party certified inspector to look out for you. If you allow your warranty to expire and problems arise later, correcting these defects could cost thousands of dollars.

Schedule today. We will set up your inspection while you still have time.

Homes Pre-Inspected and Ready

Welcome to!

Are you selling your home? Let an InterNACHI Certified Professional Inspector® inspect it before you even list it. You can then take the time you need to obtain reasonable repair estimates. Show prospective buyers that you are dealing in good faith. Avoid 11th-hour negotiations and delays, and justify your full asking price by having your home pre-inspected now.

The inspection reports are hosted on  Ask the listing agent or seller for access to view.

Insurance Inspections

Four Point Inspection

A Four Point Inspection focuses on the four main components of a home, which are Electrical, HVAC, Plumbing and Roof.  The Four Point Inspection verifies the ages of each system and inspects the condition of each part.  The Four Point report that Stress-Less Home Inspectors provides to you will help you determine what areas can be improved in order to save on your homeowner’s insurance policy, most insurance companies require a Four Point Inspection at 30 years and older.  Stress-Less Home Inspectors also completes Roof Certifications.  Some insurance companies may only require that this inspection be performed for your insurance needs.

The four areas of a 4 point Inspection are: the HVAC (heating and air conditioning), plumbing, electrical, and the roof. Call your insurance company and ask if you would benefit in having a four point or wind mitigation inspection

Inspecting your HVAC system can save you from costly problems by ensuring that your heating/air conditioning units are operating properly, and the HVAC system is flowing freely and efficiently. This inspection also provides an update on your related structural, mechanical, and electrical components such as the duct work, grills and registers, outside compressors, thermostats, and the flue pipe that expels carbon monoxide.

Plumbing can be your best friend or your worst nightmare. A good inspector like those here at Stress-Less Home Inspections will thoroughly check the water heating equipment and water pressure, as well as exposed pipes and other common areas where signs of rust, corrosion, or water damage are indicative of larger issues.

Electrical fires are the largest cause of property damage in home structure fires. A good home inspector will be able to give a critical assessment of the service entrance wires, breakers, service panels, disconnects, and fuses, to ensure that everything is grounded. He will check to make sure the right gauge of wire is being used and that the right breakers are installed while ensuring that you are up to date, up to code, and safer.

When the roof fails, the damage can cost thousands to tens of thousands. This is especially true in wet climates where any leaks, cracks, missing shingles, or damage to the flashing can allow copious amounts of water to flow unchecked into the walls and ceiling. Over time water damage will then mildew and potentially create toxic mold buildups that can crush the entire value of your home. A good four point inspection will ensure that the roof is in good shape and point out any issues that need to be addressed.

Wind Mitigation

What We Look For in a Wind Mitigation Inspection

  • Building Codes (code existing when the property was built and compliance with hight velocity hurricane zone).
  • Roof covering (type of roof, Florida Building Code or Miami-Dade Product Approval, year of installation, permit number, etc.).
  • Roof deck attachment (truss/rafter spacing, roof decking type and thickness, nails/screws size and spacing, etc.).
  • Roof to wall attachment (type, amount and location of nails, etc.).
  • Roof geometry / roof shape (gable roof, hip roof, flat roof).
  • Secondary Water Resistance or Barrier.
  • Doors and Windows - Opening protection for glazed and non-glazed openings (garage doors, exterior doors, windows with impact resistance coverings or products listed as wind borne debris devices protecting against cyclic pressure and missile impact: shutters, impact glass).

Construction protection.

· Windstorm construction attributes protect your home from catastrophic wind damage by strengthening your home ability to withstand the uplift, shear and lateral forces associated with a hurricane to the exterior shell of your building.

· The construction features enhance the vulnerable components of your home protective shell or envelope by fortifying your roof, exterior walls, windows and doors so they will not breach or fail.

· If this envelope is breached, rain and debris can enter your home causing considerable damage to its interior and exert pressure on your walls and roof can lead to catastrophic wind damage to your property.

What are the Florida laws.

· The State of Florida enforces insurance companies to offer reduced insurance premium for homes with hurricane resistant features.

· As per Florida Statutes, companies need to offer discounts or mitigation credits for construction techniques that can reduce losses due to wind damage.

· These Wind Mitigation discounts became effective in 2003. The Office of Insurance Regulation (OIR) created the official Windstorm Inspection Mitigation Report Form OIR-B1-1802. Qualified home inspector needs to complete the form.

· Doing this Mitigation Inspection is a must for homeowners because hurricanes are a real danger.

· These Inspection Services can be performed for all single family homes, townhouses, condos and commercial buildings.

· Homeowner's and Condo Associations also qualify for Mitigation credits.

· Homeowners discounts for windstorm insurance are available for building with features that reduce wind damage.

· The Wind Mitigation Features Discounts count because buildings with stronger resistant quality are homes with lower windstorm losses and lower losses represent reduced losses for the insurer that benefit the customers.

· Over 85% of the existing homes qualify for homeowners insurance company discounts because they have one or more of the resistive construction features.

Homes designed after 1994 in Dade County and Broward or properties built after 2002 in the rest of the State usually qualify for significant credits because were built with many resistive construction standards.

What to Expect During Your Home Inspection

What to Expect During Your Home Inspection.

Homes come in all shapes and sizes, so not every home inspection is exactly alike. However, your inspector will always perform a visual, non-invasive inspection of hundreds of your home’s essential components, complete with a comprehensive digital report of their findings packed with digital photographs.

Areas covered during an inspection fall under four categories:

Exterior. Your inspector begins with a thorough assessment of the home’s lot and grounds, including the driveway, sidewalks and grading. An exterior inspection also includes evaluation of the roof, gutters, windows and siding, as well as any decks or patios.

Interior. Moving inside, your home inspector identifies issues with the home’s walls and ceilings, looking for signs of water intrusion, cracks or other potential issues. An inspection of the home’s doors comes next, as well as any fireplaces and built-in appliances.

Structural Components. Your home’s structural components include its foundation, floor/slab, framing and attic. All visible areas of these structures are thoroughly examined for safety, integrity and quality of workmanship.

Major Systems. All accessible portions of the home’s major systems, including heating, air conditioning, and plumbing, are inspected in their entirety. This includes the furnace, air conditioning unit, ductwork (as access allows), water heater, plumbing fixtures, and hot/cold water supply. Your inspector will also carefully evaluate the home’s electrical system, including the electrical service entrance and panel, as well as electrical circuits and outlets.
