An 11 month Builder Warranty Inspection is essentially a typical standard home inspection done in the 11thmonth of occupancy of a new home, that makes observations of the visible and apparent condition of the home including the structure and all the major systems and components of the home, but it also looks for some of the more minor issues unique to new homes. The inspection should be conducted during the 11th month of your occupancy and prior to the expiration of the builder’s warranty, which most builders offer for a 1 year period. It certainly is wise and you will benefit greatly in several ways when you decide to have an 11 month warranty inspection.
Builders tend to be more cooperative and receptive to repairing items if they are listed on a certified home inspector’s report. As a new home owner within the 1st year, you have every right to expect your home to be free of defects and problems due to improper installation and material failures. The warranty document the builder provides sometimes is difficult to interpret. Stress-Less Home Inspectors is familiar with and understands the terms, parameters, standards and tolerances of materials as described in these documents.
After a certified inspector thoroughly examines your home, you will receive a comprehensive report, complete with photos and listed defects. It will be in a format that you can submit notice to your builder for realistic repair requests of the existing issues, prior to the expiration of the warranty.
