Four Point Inspection

A Four Point Inspection focuses on the four main components of a home, which are Electrical, HVAC, Plumbing and Roof.  The Four Point Inspection verifies the ages of each system and inspects the condition of each part.  The Four Point report that Stress-Less Home Inspectors provides to you will help you determine what areas can be improved in order to save on your homeowner’s insurance policy, most insurance companies require a Four Point Inspection at 30 years and older.  Stress-Less Home Inspectors also completes Roof Certifications.  Some insurance companies may only require that this inspection be performed for your insurance needs. 


The four areas of a 4 point Inspection are: the HVAC (heating and air conditioning), plumbing, electrical, and the roof. Call your insurance company and ask if you would benefit in having a four point or wind mitigation inspection

HVAC

 Inspecting your HVAC system can save you from costly problems by ensuring that your heating/air conditioning units are operating properly, and the HVAC system is flowing freely and efficiently. This inspection also provides an update on your related structural, mechanical, and electrical components such as the duct work, grills and registers, outside compressors, thermostats, and the flue pipe that expels carbon monoxide.

  • Building Codes (code existing when the property was built and compliance with hight velocity hurricane zone).
  • Roof covering (type of roof, Florida Building Code or Miami-Dade Product Approval, year of installation, permit number, etc.).
  • Roof deck attachment (truss/rafter spacing, roof decking type and thickness, nails/screws size and spacing, etc.).
  • Roof to wall attachment (type, amount and location of nails, etc.).
  • Roof geometry / roof shape (gable roof, hip roof, flat roof).
  • Secondary Water Resistance or Barrier.
  • Doors and Windows - Opening protection for glazed and non-glazed openings (garage doors, exterior doors, windows with impact resistance coverings or products listed as wind borne debris devices protecting against cyclic pressure and missile impact: shutters, impact glass).

Construction protection.· Windstorm construction attributes protect your home from catastrophic wind damage by strengthening your home ability to withstand the uplift, shear and lateral forces associated with a hurricane to the exterior shell of your building.· The construction features enhance the vulnerable components of your home protective shell or envelope by fortifying your roof, exterior walls, windows and doors so they will not breach or fail.· If this envelope is breached, rain and debris can enter your home causing considerable damage to its interior and exert pressure on your walls and roof can lead to catastrophic wind damage to your property.What are the Florida laws.· The State of Florida enforces insurance companies to offer reduced insurance premium for homes with hurricane resistant features.· As per Florida Statutes, companies need to offer discounts or mitigation credits for construction techniques that can reduce losses due to wind damage.· These Wind Mitigation discounts became effective in 2003. The Office of Insurance Regulation (OIR) created the official Windstorm Inspection Mitigation Report Form OIR-B1-1802. Water safety standards in the USA are called MCLs or Maximum Contaminant Levels. MCL’s are set by federal and state governments for all public water systems (utilities) in the USA and are based on the health risks of each contaminant but also on the practical costs of treating water for your entire community. A public water system can range in size from 15 households to more than 1 million.

For many reasons, some contaminants can be dangerous but simply too expensive to treat at scale so federal MCLs are often higher than levels known to have an impact on your health.

An 11 month Builder Warranty Inspection is essentially a typical standard home inspection done in the 11thmonth of occupancy of a new home, that makes observations of the visible and apparent condition of the home including the structure and all the major systems and components of the home, but it also looks for some of the more minor issues unique to new homes. The inspection should be conducted during the 11th month of your occupancy and prior to the expiration of the builder’s warranty, which most builders offer for a 1 year period. It certainly is wise and you will benefit greatly in several ways when you decide to have an 11 month warranty inspection.

Builders tend to be more cooperative and receptive to repairing items if they are listed on a certified home inspector’s report. As a new home owner within the 1st year, you have every right to expect your home to be free of defects and problems due to improper installation and material failures. The warranty document the builder provides sometimes is difficult to interpret. Stress-Less Home Inspectors is familiar with and understands the terms, parameters, standards and tolerances of materials as described in these documents.

After a certified inspector thoroughly examines your home, you will receive a comprehensive report, complete with photos and listed defects. It will be in a format that you can submit notice to your builder for realistic repair requests of the existing issues, prior to the expiration of the warranty. The report will help hold the builder and its subcontractors accountable and streamline the repair process. Please don’t attempt to perform the 11 month warranty inspection yourself or just allow you builder to do it for you. You need a professional 3rd party certified inspector to look out for you. If you allow your warranty to expire and problems arise later, correcting these defects could cost thousands of dollars.
